Rental Agreement

This Rental Agreement ("Agreement") is entered into on [Date], by and between Magdalena Homes LLC, hereinafter referred to as the "Landlord," and [Tenant's Full Name], hereinafter referred to as the "Tenant." 

1. Property Reference: This Agreement is for the rental of the pre-fabricated house referenced in the previously entered Deposit Agreement, including all fixtures and improvements therein (the "Property"). 

2. Term of Lease:

a. The lease term shall be one year, commencing on [Start Date] and terminating on [End Date].

b. The Tenant shall have the option to renew this lease for an additional term upon mutual agreement of both parties.

3. Rent Payments:

a. The Tenant agrees to pay rent in the amount of $1,050 per month.

b. Rent payments shall be due on the [X] day of each month, starting on [Start Date]. 

4. Security Deposit:

a. The Tenant shall provide a security deposit in the amount of $1,500 on or before [Start Date].

b. The security deposit will be held by the Landlord as security for the performance of all obligations of the Tenant under this Agreement. 

5. Late Payments: If the Tenant fails to make any rent payment within [X] days of the due date, a late fee of [X]% of the overdue amount will be charged. 

6. Use of Property: The Tenant agrees to use the Property solely as a private residence and not for any business, trade, or unlawful purpose. 

7. Maintenance and Repairs: The Tenant is responsible for routine maintenance and minor repairs. The Landlord will be responsible for major repairs not caused by the Tenant's negligence. 

8. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the state of [State]. 

9. Entire Agreement: This Agreement constitutes the entire understanding between the Landlord and the Tenant and supersedes all prior negotiations, understandings, and agreements, whether oral or written, between the parties. IN WITNESS WHEREOF, the parties hereto have executed this Rental Agreement as of the date first above written.
